Motivations for buying a home and moving have changed significantly since the onset of the pandemic. We are seeing a dramatic reversal of the urbanization trends of the last 10 years. The convenience and proximity to jobs, events and activities offered in major cities has less appeal in the midst of a global pandemic. Gone are the days of bright city lights and crowded streets as people are changing their needs and priorities in favor of more wide open spaces. 

In a recent Realtor.com survey, the top 10 hottest zip codes in 2020 are small towns located within a reasonable proximity to major metropolitans. As many employers are offering remote work indefinitely, these towns often offer more space for less money to accommodate from the new work and school from home lifestyle.

The Greater Phoenix Metro may not have made the hottest zip codes list, but we are at the top of the list for net inbound migration. The relative affordability and population density in relation to other West Coast cities like LA, San Francisco and Seattle makes the Phoenix Metro highly desirable. About 50% of my clients right now are moving here and state the reason being remote work availability and lower prices than where they’re moving from. No longer tied to work offices, people are able to get a larger home here for significantly less money.

I’m also seeing the move to the suburbs trend come to life in my business with many of my local clients opting to move out of higher price and more densely populated areas of Scottsdale and Central Phoenix and into the more affordable suburbs like Peoria and Glendale. They are also choosing new construction homes in favor of residential resale to avoid the bidding wars and have more control over the size and features of their homes.

Rising above the city, Hayden Butte is a mountain dotted with centuries-old rock art. Sporting events and concerts are held at Wells Fargo Arena.

Scottsdale has long had a reputation as one of the most affluent cities in the West most well known for high end golf, spas, resorts, restaurants and shopping. There are over 27 golf courses located within the Scottsdale boundaries. The Southern part of Scottsdale is home to the historic Old Town area.
