July 2021 Phoenix Metro Market Update

July is hot for more than one reason… This is the first month in a loooooong time where active listing numbers are actually up month over month! Hallelujah! BUT, we aren’t out of the woods yet. More listings is a good thing for buyers who have been on the hunt for a home, but there are still far less homes than people ready to buy them which means we are still in a seller’s market.

The main question I’m getting from buyers and sellers alike is “when are prices going to come down?” Come on, y’all know this is nearly impossible to predict so my response is usually “why would it be good if home prices go down?” Most people just say because they could afford more, but a declining real estate market spells trouble in the overall macro economy. For example, prices go down when there’s a large negative economic factor like dramatically increased interest rates or a massive recession. Home prices may temporarily decline during these times and you may be lucky enough to buy in when prices are down, but it’s not great if prices keep going down. A modest seller’s market is actually better for buyers and sellers alike because while prices are increasing so is equity for all homeowners. Equity is the primary personal wealth driver in our economy so it’s better when this is moving in a positive direction.

The second question I’m hearing from sellers is, “is it too late to sell?” It’s true the peak is behind us and the longer you wait the less leverage you’ll have with buyers. However, we are still in the seller’s market where supply is less than demand and prices will continue to go up in this environment. If you have a property you’re considering selling now really is the time though. All leading indicators are pointing towards a more modest seller’s market coming as we work towards the back half of the year.

Tempe is a city just east of Phoenix, in Arizona. Its striking Tempe Center for the Arts hosts concerts, dance and comedy shows. Nearby, Tempe Town Lake is dotted with kayaks, pedal boats and paddleboards. Tempe Beach Park hosts outdoor festivals. Rising above the city, Hayden Butte is a mountain dotted with centuries-old rock art. Sporting events and concerts are held at Wells Fargo Arena.

Scottsdale has long had a reputation as one of the most affluent cities in the West most well known for high end golf, spas, resorts, restaurants and shopping. There are over 27 golf courses located within the Scottsdale boundaries. The Southern part of Scottsdale is home to the historic Old Town area. The southwestern charm, numerous restaurants, bars and shopping as well as exciting nightlight make Old Town a hot spot for both young and old.
