July Market Update

Welcome to the July Market Watch for the Phoenix Metro. The last four months have been nothing short of fascinating on many fronts. I hope you and your families continue to stay healthy and well. 

Just like everything else, the real estate market has experienced extreme whiplash. We went from a HOT market prior to COVID to being a FRIGID market in a matter of 24 hours. It’s now roared back to a HOTTT market. Here’s this month’s recap of what you need to know!

Buyers & Investors:

If you’re looking to buy in this market you’re going to need to be prepared to compete. In the last month alone, I’ve secured 5 properties under fierce competition. Typically multiple contracts have only been under $500k, but my clients are having to compete for properties well over a million dollars. It’s simply a supply and demand equation… There are more people looking to buy a home than sell a home right now which means it’s taking longer and costing more to buy a home.

The good news for buyers is interest rates continue to be low. This means the same price home purchased one year ago versus today will have a 10% lower payment with today’s interest rates. If you have a super strict budget, I recommend looking 10% below it so that you have room in the budget to compete for the house you want. If you’re not up for a competition, there are lots of fantastic new construction communities just outside of the city. Just remember, you MUST take me with you on your FIRST visit to any new build community or you forfeit your right for representation.

For those still renting, lease prices have gone up 11.6% over the last 2 years alone. If you have decent credit you only need 3-5% in a down payment to get a home. Without travel, shopping and going out this should be much easier to attain if you’re still employed (which I hope you are because that’s also required to buy a home. LOL).

Key takeaway for Buyers & Investors: It’s possible to get a house in this market, but you need to have the right agent (ahem, me) who is willing to go to bat for you.

Sellers & Landlords:

If you’re a seller you’re most likely also a buyer and the above section probably gives you hesitation to put your house on the market. Don’t let it! We need you to be brave right now if you’re able. Selling your home to buy a new one is a tricky matter, but it can be done with ease if you get creative. The good news is that just about any house will sell today. Don’t worry about making those last little updates. If your home is in a less desirable area or condition now is the time to sell. The competition lets up the higher up the price you move which makes it easier for sellers to buy.

If you’re a landlord this could also be a time to make a move. Consider selling your single family home property and using the proceeds to purchase a duplex, fourplex or even possibly more units in a 1031 exchange. This will diversify your rental streams and income by increasing your number of units. I also work on multifamily housing so lets chat if this is an opportunity for you!

The two largest and most popular cities in the East Valley are Gilbert and Chandler. Once known for agriculture, the area has now been transformed into some of the most well known suburbs. Both cities have experienced tremendous growth in population and along with it now has all the amenities of larger cities. The suburbs are highly focused around families and have lots of parks, recreation and many family events year-round.

Phoenix

Phoenix is the heart of The Valley of the Sun and capital of Arizona. Known for warm temperatures year-round and sprawling urban space surrounded by desert mountains. Phoenix has just about something to offer everyone: numerous golf course, professional sports teams, hiking trails, concerts, festivals and much more. Tempe is a city just east of Phoenix, in Arizona. Its striking Tempe Center for the Arts hosts concerts, dance and comedy shows. Nearby, Tempe Town Lake is dotted with kayaks, pedal boats and paddleboards. Tempe Beach Park hosts outdoor festivals. Rising above the city, Hayden Butte is a mountain dotted with centuries-old rock art. Sporting events and concerts are held at Wells Fargo Arena.

Scottsdale

Scottsdale has long had a reputation as one of the most affluent cities in the West most well known for high end golf, spas, resorts, restaurants and shopping. There are over 27 golf courses located within the Scottsdale boundaries. The Southern part of Scottsdale is home to the historic Old Town area. The southwestern charm, numerous restaurants, bars and shopping as well as exciting nightlight make Old Town a hot spot for both young and old. Central Scottsdale is home to many popular golf communities such as McCormick Ranch, Gainey Ranch and Kierland Commons.  North Scottsdale is home to to two of the valleys largest annual events: the Barrett Jackson Auto Auction and the Waste Management Open PGA tournament. These events along with the 5 professional baseball spring training facilities bring millions of visitors into the area throughout the Spring months.
