Are you waiting to have 20% saved in order to purchase a home? This widely believed myth baffles me! Most people don’t have 20% of the cost of the home sitting in their bank account when they go to purchase a home. The reality is you can purchase a home with as little as 3.5-5% of the purchase price as a down payment.  

The average price of a home in Maricopa county is $273,000. With an FHA loan, that means you only need 3.5% or under $10k for a down payment. If you don’t have that, there are many down payment assistance or grant programs that can help you get there faster.

Even if you have no money saved today but think you might want to purchase a home at some point in the future coming up with a plan is crucial. I have a simple but effective 3 step path to home ownership:
