October Market Update

It’s been quite a while since I did a housing market update! Honestly, that’s because things haven’t changed a ton…the market is healthy and business is good! See below for a breakdown based on your current situation and check out this month’s video with some fun facts!

Hey girl heyyyy, I think I don’t have enough for a downpayment so I’m still RENTING

No shade from me, but here are the facts. Each day there are 224 people moving to Arizona and 184 jobs created. In the Phoenix Metro, rent prices were up 5.8% through July 2019.. Say what!? That is the highest increase in any US city! I know buying something feels super scary…trust me, I’ve been there. However, you’re selling yourself short on how much harder your money can be working in your favor when you don’t invest in real estate. There’s a reason why almost every millionaire has achieved that wealth in part to owning real estate. I have several success stories with clients who thought they couldn’t qualify for a home and do today. I also have several clients on plans to get their credit and finances in a position to be able to buy within 12 months. Ask me how!!! 

 

Yo Linds, I think I’m ready to start adulting and BUY a house:

The good news…interest rates are at historical lows giving you more buying power than ever. The bad news…it’s still a strong sellers market thanks to the shortage of inventory which is down to 1.5 months supply. If you’re under the $300k price point expect to offer on a couple houses before securing yours. If you’re over $300k be prepared to look at a lot of less than perfect inventory that may require some TLC or flips that may not have quality craftsmanship. Regardless of price point, expect the buying process to take at least 90 days to identify, secure, and close on a property. I would recommend starting the initial discussions with your Realtor (aka ME) no later than 6 months prior to your intended purchase. Hit me up!

Where are the sellers? No seriously…I need to find you! Unless you’ve been living under a rock, you’ve heard we have a shortage of houses for sale in Arizona. If you own a home that you estimate is under $300k then it’s time to sell and move on up! If your home is worth over $300k it’s time to leverage your equity to convert your home into a rental and treat yo’self to a new house! Or, pull some equity out to buy an investment property. If you need help determining your home value holler at your girl! Regardless of what your house is worth, you’d be surprised how easy it is to sell a house in this market with so many pre-qualified buyers. Additionally, inventory starts to improve in the higher price points so it’s not as difficult to find a replacement home. Layer low interest rates to the equation and it’s likely not a giant stretch to get to a better location, add space you’ve been needing or establish an income property. Let’s discuss!

Valley

The two largest and most popular cities in the East Valley are Gilbert and Chandler. Once known for agriculture, the area has now been transformed into some of the most well known suburbs. Both cities have experienced tremendous growth in population and along with it now has all the amenities of larger cities. Rising above the city, Hayden Butte is a mountain dotted with centuries-old rock art. Sporting events and concerts are held at Wells Fargo Arena.

Scottsdale has long had a reputation as one of the most affluent cities in the West most well known for high end golf, spas, resorts, restaurants and shopping. There are over 27 golf courses located within the Scottsdale boundaries. The Southern part of Scottsdale is home to the historic Old Town area. The southwestern charm, numerous restaurants, bars and shopping as well as exciting nightlight make Old Town a hot spot for both young and old.
