Phoenix Market Update October 2021

I continue to see ominous headlines about the softening residential real estate market, but context is so important here. Is the market as hot as it was 6 months ago? No! Is the market still way hotter than historical averages? Heck yes! Are we headed for a more normal market? Maybe, but we have a loooong way to go and here’s why:

  • Housing supply is significantly lower than historical averages. In a “normal” market the number of months it takes for all homes available to sell at the current sales rate is 6 months. Today, it would only take 26 days for all the available houses to sell if no other listing came to market. That is up from the low of 14 days supply recorded back in February, but still very far from a normal market.
  • Competition is still incredibly high. In June 2021, 60% of homes closed for over the list price. Today that number has tapered off to 50% of homes selling over list price. The average number of offers received is now 4.5 which is down from the high of 5 offers. I think we can all agree that one of two houses selling for over list price and only a 20% chance of getting a home you offer on means the market is still H-O-T.

  • Average days a home is on the market are still very low at 29 days from active to close. This is up from the record low of 26 days recorded earlier this year, but considerably less than the 44 days on market just one year ago and 57 days two years ago. Closing in less than 30 days from contract to close is pretty incredible since most lenders need at least that much time just to get through the financing process.
  • Housing affordability has also been in the headlines and, in my opinion, this is really what we need to be watching. However, the ultra low mortgage rates have allowed prices to continue to rise while still keeping the monthly payments relatively affordable. In today’s market, even with the higher prices, buyers are spending less as a percent of their overall income towards housing than historical averages.

Tempe is a city just east of Phoenix, in Arizona. Its striking Tempe Center for the Arts hosts concerts, dance and comedy shows. Nearby, Tempe Town Lake is dotted with kayaks, pedal boats and paddleboards. Tempe Beach Park hosts outdoor festivals. Rising above the city, Hayden Butte is a mountain dotted with centuries-old rock art. Sporting events and concerts are held at Wells Fargo Arena.

Scottsdale has long had a reputation as one of the most affluent cities in the West most well known for high end golf, spas, resorts, restaurants and shopping. There are over 27 golf courses located within the Scottsdale boundaries. The Southern part of Scottsdale is home to the historic Old Town area.
